What is the cost of living like in Houston?+
Houston is significantly more affordable than coastal metros. There is no state income tax in Texas, housing costs are well below cities like San Francisco, New York, and Los Angeles, and day-to-day expenses like groceries and dining are at or below the national average.
What are the best neighborhoods for families?+
It depends on your priorities — school district, commute, budget, and lifestyle all factor in. Popular family-friendly areas include Katy, Sugar Land, Cypress, The Woodlands, and Memorial / Spring Branch. We provide a customized area analysis based on your specific needs.
How hot does it really get?+
Houston summers are hot and humid, with temperatures regularly reaching the mid-90s from May through September. Most Houstonians adapt quickly thanks to excellent air conditioning everywhere. Spring and fall are pleasant, and winters are mild.
Should I worry about flooding?+
Flooding is a real consideration in Houston. As part of our process, we evaluate flood zone status for every property and ensure you understand flood insurance requirements. Many neighborhoods have minimal flood risk, but it is always worth checking.
Is Houston a good city for job seekers?+

In most home purchase transactions, the seller covers the buyer-agent commission. We will always be fully transparent about compensation before you make any commitments.
Do I need to be pre-approved for a mortgage before contacting you?+
No. We are happy to start the conversation at any stage. If you need a lender, we can connect you with trusted mortgage professionals who work with relocating buyers.
Can you help if I am not sure I want to buy vs. rent?+
Absolutely. We can walk you through the buy-vs-rent decision based on your timeline, financial situation, and goals. If renting makes more sense, we can point you toward trusted leasing resources.
What if I cannot visit Houston in person?+
We offer live video tours with detailed walkthroughs, neighborhood drive-bys, and real-time Q&A. Many of our clients make confident decisions remotely and visit only for the final walkthrough.
How quickly will you respond after I reach out?+
We contact every new inquiry within one business day. For corporate referrals, our SLA is within 2 hours.

Corporate Relocation

Do you work with relocation management companies?+
Yes. We work with RMCs, employer HR teams, and global mobility firms. We integrate into your workflow, follow SLA timelines, and report through your preferred channels. We are experienced with Cartus, SIRVA, Graebel, Weichert Workforce Mobility, Altair Global, and other major RMC platforms.
What is your process for corporate referrals?+
Our 7-step process covers intake, discovery call, area analysis, property search, touring, offer and close, and post-close follow-up. Each step has defined timelines and deliverables. Initial contact is made within 2 hours of referral receipt.
Do you provide reporting to the RMC or employer?+
Yes. We provide weekly status updates and closing documentation per your requirements. We submit reports through your RMC portal, email, or any preferred format. We are flexible on cadence and can adjust to daily, weekly, or milestone-based reporting.
Can you handle multiple transferees at the same time?+
Yes. Our process is structured to scale. We maintain the same service level whether we are working with one transferee or several simultaneously.
Do you support remote or virtual home searches?+
Yes. We offer live video tours via Zoom or FaceTime, recorded neighborhood walkthroughs, and digital area analysis packages. Many transferees purchase a home entirely remotely and move in on day one. We also coordinate all inspections, appraisals, and closings digitally.
Can you assist international transferees?+
Yes. Houston is one of the most internationally diverse cities in the U.S. We help international transferees with visa-friendly lending options, cultural orientation, school enrollment support, and guidance through the Texas-specific buying process. Language support is available upon request.
What certifications does your team hold?+
Our team holds the Certified Relocation Professional (CRP) and Global Mobility Specialist (GMS) designations from Worldwide ERC, as well as the Accredited Buyer Representative (ABR) designation from NAR. We are active members of Worldwide ERC.
Will you sign our SLA or service agreement?+
Yes. We routinely sign partner SLAs and adapt our process to match your specific timelines, escalation procedures, and quality benchmarks. We carry E&O insurance and comply with all TREC and fair housing requirements.

Agent Referrals

What is your referral fee?+
We pay a 25% referral fee on the buyer-agent commission at closing, per a standard referral agreement.
How do I submit a referral?+
Visit our Agent Referrals page and fill out the referral form. We will send you a referral agreement and contact your client within 2 hours.
Will you keep me updated on my referral's progress?+
Yes. You will receive periodic updates on your client's search and key transaction milestones. We believe communication with the referring agent is as important as communication with the client.
Do you protect my client relationship?+
Absolutely. We respect the relationship you have built with your client. Our job is to provide excellent local service and make you look good for making the referral.
